Mono Lake in California

Mono Lake is one of the most unusual lakes in North America and considered to be one of the oldest in the western hemisphere. It is believed that the lake was formed over 750,000 years ago and sediments located below the ash layer suggest that Mono Lake could be a remnant of a larger and older lake that once covered a large part of Nevada and Utah.

The hyper salinity and high alkalinity of the lake, means that no fish are native to the lake. The lake is famous for a tiny species of brine shrimp that are found nowhere else on earth. During the warm summer months, an estimated 4 to 6 trillion inhabit the lake. Brine shrimp are not eaten by humans, but are an important food source for the millions of birds that migrate to the region.

Mono Lake is known as an important resting and eating stop for migratory shorebirds with nearly 2 million waterbirds and 35 species of shorebirds depending on Mono Lake to rest and eat at least part of every year. A few species spend several months nesting in Mono Lake and California gulls nest there and in the Great Salt Lake in Utah.

Mono Lake is absolutely stunning in its raw beauty and is immense in size, filling a natural basin with approximately 695 square miles in size. The most distinctive features of Mono Lake are the eerie and unusual “Tufa” towers, which are mineral structures created when fresh water springs bubble to the surface through the alkaline waters of the lake.

We visited Mono Lake’s South Tufa beach and while we didn’t see any brine shrimp along the shore line, there were hundreds of alkali flies, which live along the shores of the lake and walk underwater encased in small air bubbles to graze and lay their eggs. If you are in the area of Highway 395 south of Reno and north of Mammoth we highly recommend you stop and take the tour at the South Tufa, where you will see one of the largest Tufa groves on the lake. Be sure to take your camera or no one will believe how truly unusual this wondrous place is!

Sights of Summer

Our country is beautiful and arguably, there are parts that are more beautiful than others, but yet each has their own special features.  We are on vacation and currently in Mammoth and while I am still conducting business, I am definitely taking time out to enjoy being with my family and seeing sights like the one below...  Hope you are all enjoying your summer!  ~ Susan

Time to Yank it Off?

If your home hasn't sold this summer are you thinking of waiting until next year to put it back on the market?  If so, maybe you should read this first.  Thanks to Leslie Ebersole for this post! ~ Susan

Via Leslie Ebersole (Baird&Warner Real Estate):

"We think maybe we should pull the house off the market and wait until next year...?" Many of our sellers are opening their weekly reports and wondering if waiting until next year would get them a higher price. Showing activity has dropped off and the number of price changes on hotsheets far outnumbers any new sales. Sellers are frustrated after a long hot summer of keeping the house clean and showing ready. We know we've been doing great marketing, so if the house is in good shape and staged to perfection, then price drops are the only thing left to do to get the house sold.

So is yanking the listing off the market a good idea? Probably not.

Patrick Newport, an economist for IHS Global Insights, expects median existing home prices to fall another 8 percent or so before bottoming out in the first quarter of next year. From there, he expects prices to begin a slow and fitful climb.

Yesterday I came across a blog post from Steve Harney that addresses this very issue. Steve clearly states that the experts he follows believe that it will be at least two years before the drop in housing prices stabilizes. Steve concludes his post with this recommendation:

"If you are thinking of waiting for the market to show appreciation before selling your home, you have a two year wait not a one year wait. And if you are looking for double digit appreciation, it is five years away. Perhaps it is best to sell now and get on with the things in your life that caused you to think about moving in the first place".

Sell Now or Wait? What the Experts Are Saying

Excerpts from a blog post by Steve Harney on July 30, 2010 ·

......Is there any evidence that the market will come roaring back next spring? The evidence actually points to the exact opposite. Most experts are predicting that we will not see appreciation until the end of 2012 and even then the appreciation will be minimal...

......“The consensus indicates diminished confidence in the prospects for a near term recovery … This month, 60% of the panelists projected negative home price growth for 2010.”  That percentage was up from 40% just two months ago!

......The experts are predicting that cumulative appreciation will not reach positive numbers until the end of 2012 and will still be under 10% by 2014.

Sometimes It Just Takes One to Motivate You

There are times in your life that a person will come into it and motivate you through their actions, not their words...

Here is a prime example of this from down under in Australia! Bondi Beach, home to some of the world's greatest surfers, became home to a new surfing phenomenon today when Towel Surfing was born! Over 200 people joined in synchronous dance on their towels. It started with one, lone individual, who walked through the crowd of sunbathers and surfers and placed his boombox on the sand in the middle of the crowded beach and pressed play.   Sometimes it just takes one to motivate you!

San Diego Gas and Electric Provides A Free Home Heating System Inspection

Need to have SDG&E check on your heating system?  Give them a call, it is a FREE service!  Thanks to William Johnson for providing this valuable information!  ~ Susan

Via San Diego Real Estate Voice authored by William Johnson GRI CRS e-Pro CDPE (RE/MAX Associates):

San Diego Gas and Electric Provides a Free Home Heating System Check Up

I am representing a young couple who are first time buyers. They are purchasing a 99% fully remodeled and beautifully upgraded condominium. We did our Contractors Inspection and nearly  everything checked out fine. There was a question concerning an aging heating system about adding central air. I suggested that the gas furnace be checked out by SDG&E which has a free service provided here in San Diego.

I met with the inspector and I was delighted with the care upon which he checked out the heating system. He did recommend that an aluminum gas line be replaced with a flex line but said it was still OK. I advised the Buyer of the recommendation and they agreed this should be done.

I was talking to the service representative and had mentioned that I have always recommended this service to my Buyers and he commented that as far as he knew, this service being free to any new or exiting homeowners was unique to San Diego. I mentioned to him how impressed I was as a real estate professional to have this great service and how wonderful the representatives were. In the case of new Buyers, they will even write out a report in the event it is needed for a Buyer Repair Request.

It occurred to me that I should take a photo and I asked him if it was OK to add to this on my blog site and he said of course. As I writing this , I looked on the SDG&E site and I learned a few more details of the service checks that SDG&E representatives will do for homeowners.  SDG&E  also has quite a number of programs set up for energy retrofit rebates and credits as well as target programs that benefit San Diego citizens, businesses and healthcare institutions.

SDG&E will trim trees when  contact between tree branches and power lines or between poles, is determined to be unsafe

SDG&E will send out a service representative to give your gas appliances a free inspection and mark the gas and electric appliances for the visually-impaired.

SDG&E will perform free service checks for the furnace to check for Carbon Monoxide and safe operation.

Visit the SDG&E website for the specific programs that are established for consumers and businesses in San Diego.

San Diego Going to Pot?

Cheech and Chong StampSan Diegans are hearing every day that there is a budget crisis and the City Council is working on a 1/2 cent increase in the sales tax.  With potholes, trash everywhere, city services cut, and overgrown roadsides, we KNOW there is a problem and the City Council and Mayor are struggling to get money to refill the city's coffers.

The headlines today read, "Authorities Seize Pot Plants on San Diego City-Owned Land".  The story goes on to read that 350 marijuana plants, valued at $1.4 million and from one to eight feet tall were confiscated today a mile south of Westfield North County Shopping Mall on 40 acres of land owned by the City of San Diego.  Agents say they do not have a suspect in today's seizure and that the investigation is ongoing.

Hmm.... wonder if the City Council has thought up a creative way to increase the City's revenue?
