For years we have brought our children to Squaw Valley every summer for a vacation. When they were young we took them on the Truckee River to "whitewater raft" down the river. The speed of the river seems to depend on the snowfall the winter before and how high the river is. This year the locals do not call it "whitewater rafting", they call it "lazy river floating". I agree and would encourage anyone doing this to bring along a cooler and lunch basket because you can stop along the way on small beaches and enjoy a lazy summer day!

This has been one incredible week! Granted we are on vacation and haven't had to deal with too many glitches in our transactions. On August 4th we arrived in South Lake Tahoe and took a tour of Emerald Bay and Truckee. Truckee is a wonderful historical town with a definite "Old West" flavor! The highlight of the night and the week was when we celebrated our daughter, Kimberly's 20th birthday at the Chart House overlooking Lake Tahoe. Here are the posts:
The next day was spent in Reno at the "Hot August Nights" event. Seeing classic cars, hot rods, and vintage classics was amazing and speaking with their proud owners was priceless! We especially loved the Mustangs, as you can tell by our post:

Lastly no vacation week is complete without a "special event" that is a once in a lifetime experience. Here are pictures from our visit to the "Two Kings" Tribute - Elvis and Michael together for the first time in Lake Tahoe! The show is a definite must see and is at the Horizon Hotel Casino Showroom on Wednesday through Saturday. Reservations are 775-588-6211. If you want to see both Elvis and Michael's spirits channeled to two great entertainers, this is the show for you!Ladies be prepared for goosebumps!

While on our family vacation to Lake Tahoe, my daughter had her 20th birthday. We celebrated by having a delicious dinner at the Chart House with a beautiful view of the lake, followed by a special cake decorated with a San Diego Charger theme because she loves football. She is a great daughter and we admittedly spoiled her for her birthday by getting her new golf clubs and an airline ticket to visit her BFF (best friend forever) at college in Oregon.
She also found out that Nelly was playing in South Lake Tahoe at a casino and asked if we would go with her to his show. "Sure, your Dad and I would love to go with you", I said, even though I didn't know who Nelly was, and promptly went to buy the tickets. The box office guy saw me looking at a seating chart and said, "No need to look at that, there are no assigned seats, in fact there are no seats." When I pressed him further to explain, he told me that there were a few booths in the room, but that it would be "standing room only". When I got back to our hotel room and told my husband what we were going to do, he looked at me like... well... that I had lost my mind. "Do you know who Nelly is?"he asked and then laughed.
Last night I found out who Nelly is and along with Nelly, the host of the MTV show "Pimp My Ride", Xzibit performed for us at the Montbleu Casino in South Lake Tahoe. The show managers and security took pity on us and gave us one of the VIP booths and so we were able to sit. I am grateful for sitting because when my jaw dropped a few times, it only hit the table and not the floor.
Xzibit was first and if you have ever watched "Pimp My Ride", you will probably think that this guy is funny and kind of endearing helping those with wrecked cars and no money get a "fixed up" car. Xzibit took the stage and the first words out of his mouth were "How are all you MotherFers... doing tonight?" The only time he didn't swear was when he introduced his big brother who was there to see him perform for the first time. The first time, because his brother had spent the last 15 years in the Michigan State Penitentiary and thankfully Xzibit spared us the details. Lots and lots of ‘Mother Fers" later, a brief puffing on a bit of a weed-like substance, and challenging the crowd to outdrink him, he mercifully put my husband and I out of our misery and left the stage.
There was an intermission before Nelly came on and two cute "go go dancers" performed to some hip hop songs played by a DJ. Then a man from a local radio station came out to tell the audience that there were celebrities who were there to see the show. He introduced a man with three ladies from the HBO show "Cat House". "Cat House" we were told is a show about the Bunny Ranch in Nevada (if you don't know what this is... look it up). He then asked the three women with the pimp man to "get down and dirty" for the crowd and they did. Fortunately for my husband, we were in a booth and I wouldn't let him out to go stand up front with the other guys to see what "down and dirty" meant.
Nelly is a Hip Hop artist with a popularsing song style. The crowd loved him and surprisingly my daughter knew the lyrics to every one of his songs.He would sing a verse and then extend his mike to the audience to finish it. Lots of interaction going on! Even more surprising, my husband and I nodded at each other that maybe it wasn't so bad to sit through a concert filled with 18 - 25 year olds. We learned that he has collaborated with Usher, Fergie and even, Tim McGraw and was in "The Longest Yard" movie. In addition to singing, he has a clothing line, record label, promotes Ford Mustangs and is an accomplished businessman. His last song of the night and the one that earned him a Grammy for the Best Solo Male Rap Performance was "Hot in Herre" (honest that is how it is spelled).
Today we will spend time recovering our hearing, reorganizing our sensibilities and reflecting on the future of the younger generation. Then when all is digested, I will spend some time thinking about what we saw and heard last night because I believe there is a social commentary somewhere inside me that I want to explore. For now, I will leave you with the video of Nelly & Usher performing "Hot in Herre" ...

"Hot August Nights" in Reno is an annual car show with participants from all over the country and all types of cars. Our favorites are the Mustangs, because we are a family of Mustang owners. My first car was a 1973 Mustang, my daughter's first car is a 2008 Mustang and my brother and sister-in-law both own Mustangs.
"Hot August Nights" has something for everyone... but this video was made especially for those of you who love Mustangs, like we do. Enjoy!

"Hot August Nights" in Reno has been an annual summer event for many years. The city of Reno and Sparks, Nevada host this annual car show that is attended by participants from around the United States.
It's called "Hot August Nights" because the summer nights are hot and the cars are even hotter! Here is where the car owners have their cars viewed, judged and get to cruise Virginia Street in Reno! If you are a Trace Adkins fan, then turn up your music because his song, "Chrome" is a perfect fit for this fun event!

Maintaining a blog is tough. Brainstorming topics, creating articles, editing posts, etc., all take time.
Here are 2 tips which may help you speed up the process.
Have a place for your topic ideas.
Have somewhere to put your topic ideas. It can be a small notebook, your smart phone, a document on your computer, an audio recorder, or any other place that works. You want to use a method that makes it easy for you to file and retrieve your topic ideas.
I use spiral bound index cards. (Here's what they look like.) I not only jot down topic ideas, I also add a few main points under each topic. This practice makes it easier to create articles when I have time.
Use speech recognition software.
Did you know Windows VISTA comes with speech recognition software? Once you set up the software, you can just speak your blog posts and let VISTA type them up for you. After they are typed, all that's left is for you to edit and post.

Are you thinking of selling your Schuylkill County Home FSBO -- by yourself?
Marketing a home in 2010 is NOT the same as marketing it 10 years ago. Even if you did this before, you have to do so much more than plant a sign on the yard and place a classified ad.
5. Advertising is more complicated. When is the last time you read the newspaper or searched the classifieds. Years ago you'd buy the paper to see what homes were for sale or rent. A single classified ad run several times a week might get you enough calls to sell the house. Now it's so much more complicated! Most agents and brokers don't advertise anymore in newspapers because THEY DON'T WORK and also because they are very expensive considering the lack of results.
4. Are you internet savvy? What does work is the internet. Buyer start their searches online now, months before they are ready to buy. A real estate broker will put your property on the MLS to advertise to all agents, plus many other internet sites. In our office, we put your property on 3 MLS systems covering all of Schuylkill, Lebanon/Lancaster MLS, and TREND MLS which stretches into Reading and Philadelphia. We then use Postlets and ListHub to feed out into over 38 sites via RSS feed. So you're on Trulia, Zillow, Craigslist, Homes.com, and so many more sites. Can you do that?
3. Are you ready to pre-qualify buyers who call on the phone? Before you let someone cross the threshhold, are you ready to ask them personal questions about their finances, or are you going to just open the door? How do you know a buyer really has the ability to buy? Because he says so? Really? Not in today's market. And once you agree to show your home to someone, you need to make yourself available to all buyers, at their request, when they want to see the home on their own time, not yours. Is it an inconvenient time? Sorry. Make yourself available for them.
2. What about all the paperwork? If you do go FSBO, call a lawyer. You will need someone to write up the contracts and get you to settlement. You should not just go online or to Staples to find generic documents. This is complicated and dangerous to try to do on your own. You need an attorney to help you once you find a buyer. The work is not finished. It is just starting, unfortunately. You have contracts, then inspections, the appraisal, and financing details to make it thru now.
1. Can you negotiate like a pro? Seriously. If a buyer walks in and asks "Can you go lower" or "Why are you selling" or "What is your bottom line?" How will you answer? This is not a business deal cut and dry. This is your house. Will you waffle a bit and tell them there is room to negotiate? Will you tell them that you need to be moved in 30 days because you got a new job? Will you hurt your negotiating power by giving away too many details about why you are moving and/or how much you will really take? Having an agent in the middle can take a step away from this, giving a bit of distance to you in negotiating. Perhaps if you do not want to pay an agent, you should hire that lawyer to negotiate for you. Don't try this yourself if you even think you're going to tell buyers too much personal information or cave when they say your home is overpriced or they can only afford X.
Real estate agents -- good ones -- will put YOUR Interests above theirs. They will negotiate fiercely to get you the highest and best price for your house. They will take care of all the little details you otherwise have to handle on your own. The best agents are worth every penny you will pay, in getting you a higher price for your home with less hassles.

If you're going FSBO because you think you cannot afford one, it may just be that you cannot afford NOT to have an agent. Not all firms charge the same fees. All fees are negotiable. Interview a few agents and ask each one to explain what they do for their fees, and how their fees are structured. You just might be pleasantly surprised by what you find.

Emerald Bay in Lake Tahoe is one of the most beautiful places in the world. The natural beauty of the lake, the glacier carved granite and the island with its' Scandinavian, "Vikingsholm" is one of the highlights of our summer vacation to Lake Tahoe.
Fannette Island is the only island in Lake Tahoe and is located in the bay on the west shore of Lake Tahoe. Fannette Island is a granite island, sparcely vegetated and home to the "Tea House". The Tea House is a miniature castle where the owners of Vikingsholm would invite their guests to board a motorboat and take them over to have tea in this rustic castle.
Emerald Bay is now an underwater state park and scuba divers enjoy the underwater sights. Lake Tahoe is known for its clear water, which makes for a visually stimulating underwater experience. Emerald Bay, Vikingsholm and the Tea House should be on your list to visit when you come to Lake Tahoe!
